Auction Your London Property

If you have ever used auction websites to get rid of your old clothes but what about using the web to auction your house? According to most auctioneers, and former property developers, we should all be doing it because not only does an online auction remove the pain of gazumping, it also ditches the estate agents.
There are many new dedicated property auction websites that aim to combine the benefits of auction and private sales.
The only thing agents are really useful for are their databases of potential buyers. If you list your two-bedroom flat with an estate agent, you are paying them three per cent for them to give you, say, 15 people interested in buying a two-bed flat. But by listing your home on the web, buyers will find you. Estate agents try to make you believe they are working flat out to get the buyer or the seller the best deal. But if the buyer and the seller just got together and spoke directly they would be able to come to an agreement much quicker and not end up paying thousands of pounds commission.
What is more, often sellers could make several thousand pounds more because the price has not already been fixed with the buyer.
These auction sites work by sellers paying a one-off fee plus VAT to register their property. After specifying a hidden reserve price, the seller decides on a guide price, the advert goes live and an auction date is set for several weeks ahead. During this time potential buyers can arrange with the seller any viewings or any surveys or searches they may wish to carry out. Bidders can register free and bid on the auction day. To ensure bidders are genuine, the site requires them to provide several types of ID, including a scan of their passport. Bidders are also required to agree to terms and conditions, which are legally binding, to deter from dropping out of the purchase.
After the auction ends, the process is the same as a private sale and everything is handed over to the lawyer of the buyer and seller. After the buyer has won the auction he pays one per cent of the price to the solicitor of the seller to secure the property for six weeks. During this period the buyer can then arrange additional viewings or surveys if necessary. Once the auction is closed, the price is set. There is no gazumping or gazundering. If the buyer wants to pull out, he forfeits his one per cent deposit. For the seller, if the deal falls through, although it may be disappointing, they will pocket the deposit and start again.
But there are some pitfalls to selling your home yourself, warns Peter Bolton King, chief executive of the National Association of Estate Agents. People are not necessarily good sellers. There is more to selling a house than saying here is the bathroom, here is the kitchen. There is a knack to it. The idea of the online auction all looks very very good but there are a lot of questions sellers and buyers should ask. You are taking a big risk doing it yourself.

London property rental prices remain stable

James Davis, founder of online property rental site, www.upad.co.uk, disagrees with reports that London property rental prices have decreased by 15 percent over the last year.

Davis comments: “Over recent months, the city has seen a vast increase in the number of accidental landlords, due to the fact that they have been unable to sell their property. And the rules of supply and demand apply, meaning that property rental prices have levelled off. Overall I do not believe they are falling – there remains plenty of potential for many to make long-term gains.

Davis considers that the UK (primarily London) is already seeing a shift towards a more European model of renting. As recently published in the English Housing 2007-8 report, 32% of people under 30 were buying with a mortgage against 45% who were renting. In 2001, those figures were 40% who purchased with a mortgage and who 33% rented.

Davis comments: “For Landlords wishing to increase portfolio, they should note that yields are much higher today than they were 12 months ago.

“Interest rates are at an all time low, which presents a real opportunity for residential property investors. They just need to get their proposition right, and to target the market effectively. However, it is important to remember that property is a long-term investment game – don’t go into it expecting to get rich quick.”

London on a Budget

Visiting London on a budget may seem impossible but it can be done if you choose traveling options off the beaten path. High tourist season is typically early April through late September. If you can opt to vacation there from early October through late March, you are likely to find less expensive airline tickets to and from London.

Once you’re in the Square Mile, you’ll have unlimited options for having fun, sleeping cheap and eating well without spending a wallet full of Euros. Typically, the second most expensive aspect of traveling abroad is the hotel stay, second only to the airfare to get there. Depending on the time of year you travel and your comfort level, your options are wide open.

Consider a home exchange. There are many home exchange facilitators, you can run a web search to find one you like. Members will pay an annual fee, usually $50 to $100. Most house swaps are offered in 1 week increments with a minimum of 2 weeks and you don’t necessarily swap your house with the same family whose house you will stay in. You might stay in a London flat while the family of Londoners stays in a home in Thailand while the Thai family stays in your home. Other than the annual fee and possibly a small swap fee, typically under $100, this is a free stay. Of course, you have to be comfortable with a group of strangers in your home while you’re away.

Summer holidays in London, while airfare will be at its peak, can still be cost efficient if you don’t mind staying in a university dormitory. Many universities throughout Europe, including in London, rent out their empty rooms for about $100 per night during summer and other school breaks. You won’t find perks like room service or even a private bath, but the price is right if you just need a place to lay your head.

Religious or not, you can rent a basic, clean room at one of the many convents and monasteries in the London area. You aren’t required to participate in any religious activities and nearly all convents and monasteries will rent to ye of little faith, no faith or a different faith.

As for fun and sightseeing, avoid the rental car and driving around town; strap on some comfy shoes or rent a bike instead. No need to search for a tiny parking spot or learning to drive on the opposite side of the street and you can stop to smell the roses whenever you like. Start each day in a different direction and go wherever the wind takes you.

Public transportation is an adventure on its own and can take you all over the city and even into the countryside. Take the London Underground rail system or a double decker bus for a few pounds. London is also working on an above ground rail system to help facilitate transportation.me great eating deals include take out (called “takeaway”) meals. The Value Added Tax (VAT) can be 10% or more on dine in meals. VAT isn’t charged on takeaway. The added bonus is you get to choose the view or find a great place to eat and people watch.

Eat un American. Try picking up a late afternoon lunch at an ethnic or vegetarian restaurant. You’ll not only find some great deals but you’ll enjoy a wonderful new dining experience.

Follow or ask the locals. Employees at petrol stations (gas stations), grocery stores and your hotel front desk will likely know some out of the way dining establishments that offer great food for the budget minded.

Understand that budgeted travelers should be flexible and consider their trip an adventure. You might find a hotel, with reliable quality, to be worth the extra money. Dining at a pub might be great for the locals but you may not have the tolerance for fish and chips. Get out there and have fun.

How To Get In And Out Of London Via Heathrow Airport

How can you get in and out of one of the most exciting cities on Earth easily? Heathrow is a sprawling and unpleasant airport. Immigration from outside the EU can be a chore. The London transport system can be expensive. Here are a few tips to make the going easier:
Let’s start on the way in. You’ve collected your bags from the carousel, got through immigration and made it into arrivals.
There are various transport options to central London; tube, black cab, mini cab, bus and train.
1. The London Underground, ‘the tube’, is the cheapest, but it can take an hour and a half if your destination at the other side of London. The tube has to stop at every station on its route. It can be crowded. It’s great for short trips, or for commuting to work. For beginning or ending a holiday, it’s wearisome.
2. Black cabs: Black cabs are also very good for short journeys; they are spacious, clean, and the drivers are professionals. They pay a lot of money for their licence, and are tested on their knowledge of London. They can be very expensive. A fee of $120 to get into central London would not be unusual, if the traffic is bad. The meter is running even when you’re stopped.
3. Mini cabs: These guys charge flat-fee fares, so it’s worth finding a few mini cab companies near Heathrow on the internet, and see if you can get someone to meet you in arrivals. They have to be booked in advance. You can’t book them from the airport on the day, as getting into Heathrow and finding you can be a nightmare. Sometimes the customer may not show up, so it’s not worth their time.
4. Bus: I’m not sure I’d use these at all. Being stuck in a traffic jam, in a bus, on a long journey, with the clock ticking is my definition of Purgatory. They’re good for short hops or before the rush hour or late at night. Cheap as chips, but you pay for it in other ways.
5. The train: This is my favourite. There are two train services from Heathrow; Heathrow Express and Heathrow Connect. The first takes fifteen minutes to Paddington, the second about half an hour. Both go to and from Paddington, which is a major terminus in the centre of London. Both are clean, and much faster than the tube. Spend a little more money, and be sure of getting where you want to go on time.
On the way back home, when you board the Heathrow Express in Paddington, you are fifteen minutes from Heathrow. The tube by contrast could take an hour or more. No contest, when you’re fretting about getting checked-in on time!
It’s worth considering whether you can fit all your luggage into one small case, which you can take on board as hand luggage. This means you can leave it until relatively late to check in. (Due to the new security measures, however, you can’t cut it too fine; the queues at departure can be quite long.) Coupled with taking a train to the airport, this can make your journey a lot more pleasant. Plus you don’t have to worry about your luggage going missing!
